Sandra Williams
President
My career began in the trenches of the construction industry, where I honed my skills and eventually founded a multi-million dollar construction firm. Over the years, I’ve transitioned from hands-on work to a role as a trusted consultant for real estate investors. My expertise lies in providing valuable insights for those looking to flip properties, make strategic purchases, or embark on new development projects.
I am deeply passionate about helping others navigate the complexities of the real estate market. Whether it’s offering guidance on property development, sharing insights into market trends, or providing tailored advice for investment portfolios, I thrive on empowering my clients to make informed decisions that align with their goals.
Beyond my professional pursuits, I find fulfillment in contributing to my community and industry. I believe in the power of mentorship and actively engage in initiatives that support the growth of aspiring professionals in the real estate and construction sectors.

David Peters
Board Member
Dave Peters is twice retired, first as an active-duty US Navy Supply Corps officer, and then as a Department of Defense Program Manager with a combined 31 years of military and federal service. While working full time, Dave built a 40+ SFH rental portfolio that gave him the freedom to retire early. Working closely with the local Veterans Affairs (VA) housing office, Dave provides safe, affordable housing to previously homeless Veterans and their families.
Dave has also rehabbed and sold dozens of houses, negotiated creative seller finance deals, and structured creative joint venture (JV) deals. Dave co-hosts high level national REI Circle of Trust (COT) mastermind groups in which he facilitates people writing crystal clear personal and business visions so they can live a life of freedom, joy and abundance on their own terms. He is also a member in two other peer focused mastermind groups and co-leader of the Community of Real Estate Entrepreneurs (COREE) REIA Rental Property Owner Focus Group. Dave and his wife, Vicki, spend half the year in the Columbus, Ohio area and the other half in the Adirondacks in Northern New York. They have three boys, Kevin, Jason, and Brian.
Larry Gill

With a robust career spanning over 15 years in real estate investing, Larry Gill has established himself as a versatile and knowledgeable investor with a rich portfolio that includes private lending, lease options, note investing, rentals, creative finance, land investing, and seller financing. Larry’s deep understanding of market dynamics is complemented by his extensive background in commercial photography, a venture where he has excelled by working with a diverse range of clients, from small businesses to large corporations.
Beyond his professional endeavors, Larry is known for his spirited personality and knack for making people laugh, embodying a delightful blend of professionalism and playfulness. He enjoys traveling extensively with his wife, Marishka Pilch, having explored the beautiful locales of Kauai, the historic cities of Italy, the vibrant streets of Taiwan, and various places across Canada and the United States.
A recent transplant from Seattle to North Idaho, Larry continues to engage with his community through active participation in local organizations. He is a dedicated member of Rotary International, where he has contributed for over three decades, and the North Idaho Building and Contractors Association.
Larry, along with Marishka, recently co-founded Heart Haven Home, a nonprofit organization dedicated to creating affordable housing solutions for veterans. This initiative reflects his commitment to giving back to the community and addressing critical social issues through actionable efforts.
